DESCRIPTION OF THE BUILDING, STATE AND FINISHES



The villa (325 sqm) is built with a reinforced concrete load-bearing structure and complies with all current anti-seismic regulations. Laid over two floors, the house has entrances on both levels with large windows and French doors that make the rooms extremely bright, warm and welcoming. The living area is located on the upper floor and is accessed both through the main door and the glass windows of the terrace, which faces southwest and has unparalleled views of Lake Trasimeno. Upon entering one finds himself in a spacious living room with fireplace, featuring a beautiful wooden ceiling with exposed beams. Without interruption, the room fades to the kitchen and dining area with exit to the terrace. On the opposite side, a door leads into the master bedroom, with its own walk-in closet and bathroom. Next to the bedroom, with access also from the living room, is a beautiful veranda, with windows on three sides that grant views of the valley and lake from the comfort of the house. A service bathroom, located next to the entrance, completes the floor. Outside, a technical room houses the villa's systems.

The lower floor is accessed from the porch under the terrace, where the 10 × 7 m Infinity pool is also located. Upon entering, the first room in the center of the building is a spacious living room with a piano and staircase to the upper floor. On either side of the building are then three rooms, each with its own private bathroom. All around the floor then runs a gutter with storage, designed to insulate the lower floor from moisture and improve the building's energy efficiency.

  FLOOR PLANS OF THE VILLA

The villa was built in 2021, focusing on efficiency and mixing old and new. While the building is purely modern in style, the finishes were instead inspired by rural dwellings and borrowed key elements such as stone walls and wooden beams on the ceilings. In terms of brightness, the building is certainly excellent, featuring large windows and glazing on virtually every side.

The amenities also demonstrate attention to consumption: the electrical supply is supplemented by a 5.4-kW photovoltaic panel system installed on the roof; for heating, a heat pump was preferred, assisted by a gas boiler and solar panels for domestic hot water production. 21st-century conveniences include a centralized vacuum system and remote control of the heating system. Water, on the other hand, is supplied by the public aqueduct (managed by Umbria Acque) and supplemented by a rainwater collection tank that can be used for garden irrigation.



EXTERIORS



The villa is surrounded by a garden of 2,000 sqm (0.5 ac), well maintained and furrowed by paths that connect the entrance of the property to the two floors of the villa. The garden is equipped with an irrigation system (both underground and above ground) and an automatic gate closes the access to the property.

The remaining land, about 2.0 hectares, on the other hand, consists mostly of mixed forest and lies on the slope below the house in the direction of Tuoro. However, the property had been purchased with two building lots (about 7,000 sqm in total) and only one of them has been exploited: in fact, there are still 576 cu.m of usable volume available for the construction of a second villa/dependence not far from the first one.

The word Villa refers to an architectural typology whose meaning has evolved over the centuries.
In the Roman Age, the villa was a house built for the upper classes.
